As you listen to this, you’re likely deep in conversations with your pipeline, strategising for the first quarter of next year. But let’s address a common problem that tends to creep up during the holiday break – the uncertainty around listings for the New Year.
The Dreaded Holiday Anxiety
If you don’t have signed agreements locked in before the Christmas break, there’s a good chance you’ll find yourself in that all-too-familiar space of doubt and anxiety during your downtime. You start thinking about whether the listings you’re banking on will come through or if your pipeline will dissolve into thin air.
Well, here’s the good news: this uncertainty can be fixed – right now, before the holidays.
The Key: Signed Agreements Before Christmas
To eliminate that post-Christmas listing anxiety, focus on one thing – getting your agreements signed before the break. It’s not just about your peace of mind; it’s about offering your vendors compelling reasons to commit now rather than later.
How to Get Vendors Over the Line
The secret lies in understanding human behaviour and creating irresistible advantages for your vendors to act now. Here are some powerful benefits to communicate to your prospective clients:

If your marketing costs increase in the New Year, this can be a strong incentive. Say:
“Did you know our marketing prices typically go up each year? If you’d like, I can help you lock in this year’s rates by signing up now. That way, you save on next year’s increase.”
For budget-conscious vendors, this offer might just seal the deal.
2. Secure Peak Open Home Times
Position the value of early commitment by highlighting the importance of prime scheduling:
“Would you like to have your choice of peak open home times locked in now? Waiting until January might mean missing out on the best slots.”
3. Book the Best Auctioneer or Stylist
Another strong motivator is ensuring access to premium service providers:
“Our top auctioneers and stylists book out quickly for February campaigns. Would you like me to secure your preferred team before the rush?”
