What is the most important thing you should be doing right now? Given what is going on around most of the market places around the country, this is a peak, out of control, frenzied market.
What does that mean?
You know that most sellers want to sell at the top of the market and buyers want to buy when it is off peak. So what are your sellers waiting for? This is the market they dream of! If your sellers have some fears around where they are going to go and what they will do when they sell, that is up to you to overcome those objections. There are a number of options you can offer to them such as,
- a long-term settlement,
- find them a lease,
- find them a holiday letting,
- target your property management list to see of there are opportunities you can get them into
- find a lease back situation
As an agent, being the commentator to the marketplace, it is your responsibility to check in with your pipeline. I’m not just talking about your 0-90 pipeline, I think you need to be looking more long term. What about your 2-year sellers? What about your 12-month sellers that are waiting for the market to grow? Or waiting for them to have more equity in the property? Or waiting for an opportunity to sell and have a certain amount of money left over? What if they could get that now?
It is up to you to progress your vendors!
Influence your vendor’s thinking. Go to them and let them know what you’re thinking. Let them know what usually happens after a peak, even thought this is a peak on peak situation in many marketplaces. Go out and have those conversations and bring your vendors forward. One of my client’s messaged me saying she had these conversations and sent out three agency agreements. This could be you! Don’t hold back, check in with everybody and share the possibilities. Go out and get some listings!
