One of my clients raised with me in a coaching session that he had put a pre-auction deal together and was only left with one buyer that could perform and who was at the right level for the owner to see it as market value. This is a consequence of the market shift which has taken place and highlights to agents that you need to identify the moments that take place so you don’t miss an opportunity to do the deal. You need to recognise if there will only be one or two buyers that will be interested in fighting it out.
Currently there is a wave of buyers that are exiting the market, however, there are also buyers that have been in the market for a while and are still committed to getting a result. This leads me to ask you,
How attuned are you to recognising when that moment presents itself?
You need to be clear with the owner all the way through with your campaign strategy and informing them in your campaign meetings, so they are ready to go when you can bring them what is clearly going to be the best buyer and the best deal they should do. Given all the recent hype, no matter how hard it might be for them to accept that there might only be one person interested, it is your job to translate this and recognise those moments.
