It’s post-Australia Day and everyone is back to work! What I have sensed is that January has been a right off for many agents. My message today is this. Click back into gear immediately! You have eight weeks left for this first quarter. How are you tracking right now?

If you haven’t gone through all of your pipeline – DO IT NOW!

The current marketplace across most areas of Australia in city and regional areas is booming. High demand is absolutely off the charts. However, what this means is that supply is running low. Stock is going to be tight. This could the last for some time. If you’re not on top of your stock where are you going to be by half way through this year?

The other thing worth considering is, I caught up with a client of mine earlier and he told me how his pipeline has halved from what he thought would be coming to market in February and March. If this is happening to you, you need to have a conversation with your clients. Most of these pipeline sellers are thinking that they will hold off until more comes to the market.

What they might not realise is that this current climate is an out of line marketplace.

This is not normal in terms of real estate cycles, our last boom was in 2017 and here we are again experiencing similar conditions. The time to sell is right now. If your clients are thinking that this is going to last all year, they might be in for a rude shock. It’s not sustainable because it is based off the back of an event, which happened through COVID. People changed their minds around where they want to live and what type of home they want to live in, due to the new living environment they all had to adapt to. It is important that you spell that out for your client – this is not your normal real estate cycle and therefore it could be over as soon as tomorrow.
